Project summary
A Pensacola dental office needed to stop surface deterioration, restore a consistent appearance, and extend pavement life ahead of a planned striping refresh. Project overview
This was a surface-focused maintenance job rather than a structural rehabilitation. The pavement showed linear cracking and surface oxidation but no major base failures, so the work concentrated on sealing cracks, cleaning the surface, and applying a commercial-grade asphalt emulsion sealcoat to slow further weathering and provide a uniform finish.
What the job included
CasTech completed a coordinated two-day program that combined crack routing and hot-fill sealing with full-coverage sealcoating. The team prioritized safe access for patients and staff while delivering a refreshed, protective surface ready for striping.
- Mechanical routing and cleaning of linear cracks, followed by heated or polymer-modified crack sealant for durable joint protection.
- Spot cleaning of grease and oil areas, thorough sweeping and blow-off, then even application of commercial asphalt emulsion sealcoat across the lot.
- Staged crew movements and short closures to preserve ADA access points and business operations during work.





Challenges on site
The lot remained in active use by patients, so scheduling and staging were essential to keep entrances and ADA access points available. Surface oxidation and scattered oil spots required spot cleaning to ensure even sealcoat adhesion. The site had several linear cracks but no evidence of major base failure, which allowed a surface preservation approach rather than full-depth repair.

Work was staged over two days to limit disruption. Day one focused on routing and preparing cracks, and on targeted cleaning of oil-stained areas. Hot-pour or polymer-modified crack sealant was used for long-lasting joint protection. Day two concentrated on final prep and a full-coverage application of a commercial asphalt emulsion sealcoat, applied with squeegee and spray systems for a consistent finish.
Finished result
The project delivered a more uniform, refreshed parking surface that improves curb appeal and protects the asphalt from water intrusion and UV-related oxidation. Patients and staff retained safe access during work, and the lot was prepared for a striping refresh to restore clear parking stalls and traffic markings once the sealcoat cured. Because no major base failures were present, this surface maintenance approach extended pavement service life cost-effectively.
