Seal a crack, or repair the pavement?

Individual linear cracks with sound edges may be candidates for cleaning and sealing. Interconnected alligator cracking, loose pieces, potholes, settlement, or recurring depressions call for closer evaluation and often asphalt repair. Sealing the visible opening does not rebuild a weak base or correct a drainage problem. Widespread deterioration may warrant a discussion about asphalt paving instead of repeated spot treatments.

Useful triggers for an inspection include newly opened cracks, failed or missing old sealant, vegetation in joints, and cracks growing around a previous patch. Record the location and whether water collects there. Very fine cracks and unusually wide openings need different treatment decisions; there is no single crack width or calendar interval that suits every lot.
