A large apartment complex required a coordinated pavement refresh to address potholes, faded striping, oxidized asphalt, and inconsistent traffic markings that were affecting safety, curb appeal, and day-to-day circulation. Challenges on Site

The size and constant turnover typical of a large apartment development required phased work zones and clear resident communication to maintain access. Several isolated low spots had deteriorated to full-depth potholes that needed removal and replacement rather than surface patching. Weather windows for sealcoating and paint curing were limited, so scheduling and material selection were important to avoid rework and minimize disruption.

CasTech’s Approach

A phased plan separated immediate safety repairs from cosmetic and protective work. Teams completed full-depth repairs in priority areas, followed by crack sealing in the main drive aisles. Sealcoating was applied across the majority of the lot to extend the pavement life and provide a uniform appearance. Final striping re-established stall lines, accessible parking markings, directional arrows, and crosswalks to improve wayfinding and compliance. Signage and temporary access controls were used to guide residents around active work zones.

Finished Result

The finished parking area presents a safer, more organized surface for residents and guests. Repaired asphalt eliminated trip hazards and water pooling in the repaired areas, sealcoating refreshed the property’s curb appeal, and crisp new striping clarified circulation and parking assignments. Together, these outcomes reduce driver confusion, improve pedestrian visibility, and support efficient property operations.
