In 2021, we completed a commercial sealcoating project in Pensacola to refresh weathered pavement and help preserve the existing asphalt. Our crew coordinated the surface preparation and localized repairs with the coating work so the finished area was ready for the next stage of maintenance.
Preparing for a consistent finish
We cleaned the pavement and addressed the crack and patching work included in the project before applying the sealcoat. That preparation matters: a surface treatment depends on the pavement beneath it and does not rebuild failed asphalt.
The coating gave the lot a more uniform appearance and prepared the surface for a striping refresh. Clear markings then define how the treated parking area will be used.
Choosing maintenance that fits the pavement
When we assess a similar lot, we look beyond faded color. We review cracks, worn areas, drainage, and the property’s repair history to determine whether the asphalt is suitable for preservation or needs more substantial work.
We also discuss access and timing with the property manager. Planning the treatment and any follow-on striping together makes it easier to coordinate closures, vehicle relocation, and reopening.
